Rainwater collection: other roof considerations
Australian health guidance asks homeowners to consider roof materials and contaminants when collecting rainwater — such as lead flashing, asbestos-containing roofing and old paint or coating systems. Where rainwater is collected for household use, the roof and coating system should be assessed as part of the overall rainwater-collection setup.
A new coating does not remove existing contamination or automatically make collected water suitable for drinking. Refer to the coating manufacturer’s technical data and relevant Australian and Victorian health guidance.
The first rainfall after roof painting
Guidance can recommend not collecting the first rainfall or initial rainfalls after coating, depending on the product and circumstances. Follow the coating manufacturer’s instructions for when rainwater collection can resume after painting — this may mean disconnecting the downpipe to the tank for a period.
Paint, repair, restore or replace?
Painting alone does not fix leaks, broken or slipped tiles, failed ridge bedding, significant rust or perforation, structural problems or defective flashings.

Painting a COLORBOND® roof
BlueScope’s guidance says COLORBOND® steel can be overpainted with the right preparation and coating selection, but overpainting can affect or void the manufacturer’s warranty. If your roof is still covered, check the warranty conditions before proceeding.
Older roofs, cement sheet and possible asbestos
Older homes and outbuildings can contain asbestos cement products. Age alone doesn’t prove asbestos is present and it can’t be identified by appearance. Suspected material should be assessed by a qualified professional before it is disturbed. WorkSafe Victoria is the place to start. Older painted surfaces may also contain lead, which changes how preparation is handled.
Planning and bushfire overlays

Is roof painting worth it?
It can be when the roof is structurally sound and the material suits coating — it refreshes a faded or weathered surface. It is not worth it on a roof that really needs repairs or replacement, which is why we inspect before recommending anything.
Can you paint a tile roof?
Concrete tile roofs usually can be painted once they are cleaned, checked for cracked or slipped tiles and ridge condition, repaired where needed and primed or sealed where required before a compatible roof membrane is applied.
Can you paint a terracotta roof?
Terracotta needs individual assessment. Glazed terracotta is generally unsuitable because the non-porous glaze can stop a coating bonding. Some unglazed terracotta can be coated depending on its condition.
Can you paint a COLORBOND® roof?
Metal and COLORBOND® roofs need cleaning, degreasing, corrosion checks, rust treatment where appropriate, a suitable metal primer and a compatible topcoat. BlueScope advises overpainting can affect its warranty, so check your warranty conditions before proceeding.
Can you paint a roof that collects rainwater?

What happens if my roof supplies a drinking-water tank?
We check the proposed coating against the manufacturer’s product data before work is agreed. We don’t claim any roof is automatically safe for drinking water. After painting, follow the coating manufacturer’s instructions for when rainwater collection can resume, and refer to Australian and Victorian health guidance on rainwater tanks.
Can you paint sheds and outbuildings?
Often, yes. Sheds, garages, stables, barns and carports are assessed and quoted separately based on roof material, condition, corrosion, size and access. Mention them when you request a quote.
Can you paint an old cement-sheet roof?
Older cement-sheet roofs, especially on sheds and outbuildings, may contain asbestos, and it can’t reliably be identified by looking at it. Suspected material must be assessed by a qualified professional before any cleaning or disturbance. WorkSafe Victoria provides guidance.
How long does roof paint last?
There’s no guarantee. As a rough estimate, a properly prepared and coated roof may last around 10–15 years, but it depends on the roof material, preparation, exposure and the coating system used.
