Painting over water damage never works

A water stain is not a paint problem. It is a record of where water sat, and unless the material behind it is sound and dry, the stain will come back through the new coating — usually within a few months, always after the invoice is paid.

Mould is the same, only worse. Mould feeds on the paper facing of plasterboard and the dust and residue on the surface. A coat of paint over live mould traps it, gives it a food source, and it returns through the film. The affected material has to come out or be properly treated first.

How we assess the damage

We start by establishing whether the moisture source is resolved. If a roof, flashing, shower seal or plumbing leak is still active, there is no point restoring anything — we will tell you plainly and, where useful, point you to the right trade first.

Once the source is dealt with, we check the extent: moisture readings where relevant, tapping out soft or delaminated sheet, checking cornice fixings, and looking at insulation and framing behind ceiling damage. That tells us whether it is a surface repair or a section replacement.

Restoration and mould-safe priming

Affected sheet is cut out back to sound material and framing, replaced, taped, set and sanded flush so the repair disappears into the wall or ceiling line. Surrounding surfaces are treated with an anti-microbial wash rather than simply wiped down.

Every restored area then gets a stain-blocking, mould-resistant sealer before topcoats. In bathrooms, laundries and kitchens we specify a washable mould-inhibiting finish as standard, because those rooms will keep producing the moisture that caused the problem in the first place.

Ventilation and preventing a repeat

Most recurring mould in Melbourne homes is a ventilation problem, not a paint problem. Poorly ducted exhaust fans, unvented bathrooms and cold south-facing wall cavities create the surface condensation mould needs.
