Commercial office painting project in Melbourne completed by Northern Star Painting

Commercial work is a logistics problem as much as a painting one

On a commercial site, the finish is only half of what you are buying. The other half is whether the work happens without closing your business, tripping a compliance issue, or dragging on past the date you promised a tenant or a landlord.

We work with facility managers, builders, real estate agents, body corporate committees and business owners across Melbourne — from single-tenancy office refreshes in Dandenong through to multi-unit developments and retail rollouts. Scope, staging and access are agreed in writing before we start.

Commercial environments we work in

Different environments carry different constraints, and we price and plan for those constraints rather than pretending they do not exist.

  • Offices and professional suites — staged floor by floor, after hours where needed
  • Retail and shopfronts — overnight and weekend turnarounds to protect trading
  • Warehouses and industrial — line marking, safety colours, high-bay access
  • Hospitality — venues repainted between service or during closure periods
  • Owners corporation and strata — common areas, stairwells, carparks and facades
  • New builds and fit-outs — coordinated with the builder's program
  • Real estate make-goods and end-of-lease reinstatements

Working around your operation

After-hours, overnight and weekend work is standard for us, not an exception you have to negotiate. Low-odour and fast-cure systems mean a space painted overnight is usable the next morning.

For occupied buildings we stage the works zone by zone, keep egress paths clear and signed, and isolate work areas with dust screening. Each stage has an agreed start and completion date and a nominated site contact.

Compliance, insurance and documentation

We carry public liability and workers compensation cover and can provide certificates of currency on request before work starts. Site-specific safe work method statements, inductions and swipe or key protocols are handled up front.

Where a project requires it we can provide product data sheets, safety data sheets, colour schedules and a written maintenance specification for the building file. Progress claims and staged invoicing are available for larger projects.

Specification and durability

Commercial surfaces take far more punishment than residential ones. Corridors, lift lobbies and back-of-house areas get scrubbed, knocked and scuffed daily, so we specify washable, high-durability coatings that survive cleaning rather than budget flat paints that mark the first week.

Where a building has a brand colour standard, we colour-match precisely and record the formulation so future maintenance work is consistent across the site.

Our process, start to finish

  1. 01

    On-site inspection

We walk the job with you, measure up, check surface condition and note anything that needs repair before a brush is lifted.

  2. 02

    Written scope and quote

You receive an itemised quote listing surfaces, coats, products and inclusions — so you know exactly what you are paying for.

  3. 03

    Protection and preparation

Floors, fixtures and landscaping are covered. Preparation is the stage that decides how long the finish lasts, so it is never rushed.

  4. 04

    Application

Primers and topcoats applied to manufacturer specification, in the right conditions, with the correct number of coats.

  5. 05

    Quality inspection

We inspect cut-ins, edges and coverage in natural light and correct anything that falls short before we call it finished.

  6. 06

    Final walkthrough

We walk the completed job with you, hand over touch-up paint and colour records, and only invoice once you are happy.

Frequently asked questions

Can you work after hours or overnight?

Yes. Most of our commercial work is scheduled outside trading hours. We can work nights, weekends and shutdown periods so your business keeps operating.

Are you insured for commercial sites?

Yes — public liability and workers compensation. Certificates of currency are provided before work starts, along with safe work method statements where the site requires them.

Do you handle body corporate and strata work?

Yes. We work with owners corporations and building managers on common areas, stairwells, carparks and facades, including staged programs of works across multiple budget years.

Can you match our brand colours?

Yes. We colour-match to your brand specification or existing scheme and record the formulation so future touch-ups and additional sites stay consistent.

Do you offer progress invoicing on larger projects?

Yes. Larger commercial projects can be invoiced against agreed stages or progress claims rather than a single payment on completion.
