What affects the price most
Roof size and pitch
Area drives material and labour, but pitch matters just as much. A steep roof needs harnessing, anchor points and slower, more careful movement, which adds hours to every stage.
Roof material
Concrete tile, terracotta, Colorbond and old galvanised steel each need a different preparation and coating system. Metal roofs need rust treatment and etch priming; tile roofs need a sealer over a porous surface.
Repairs required
Broken tiles, failed mortar bedding, cracked pointing and rusted valley irons all need fixing before coating. This is the biggest reason quotes differ — one includes it, the other does not.
Condition and contamination
Heavy moss, lichen and years of build-up take much longer to strip and may need anti-fungal treatment and a second clean pass.
Access
Two-storey, close boundaries, no side access for equipment, or overhanging trees all slow the job and can require additional edge protection.
Coating system
A three-coat system with a proper sealer and two membrane coats costs more than a two-coat job, and lasts significantly longer. Ask which one you are being quoted.
Solar panels and fittings
Panels that need removal and reinstatement, plus skylights, whirlybirds and aerials, all add handling time and coordination.
Why roof quotes vary so much
Getting three roof quotes at $2,800, $6,500 and $9,000 for the same house is completely normal, and it usually means the three companies are quoting three genuinely different jobs.
The cheap end is generally clean and coat only — no tile replacement, no re-bedding, no re-pointing, sometimes a two-coat system with no dedicated sealer. On a roof under 15 years old in good condition, that can be a legitimate scope. On a 30-year-old tile roof with crumbling mortar, it is a coating applied over a failing substrate that will crack within a couple of seasons.
The higher quotes typically include the restoration work: replacing broken tiles, cutting out and re-bedding ridge capping, applying flexible pointing, replacing rusted valleys, then sealing and coating.
Questions to ask every roof quote
Ask these of every quote you receive and the price differences will usually explain themselves immediately.
- Is ridge capping re-bedding and re-pointing included, or extra?
- How many broken tiles are allowed for, and what is the rate beyond that?
- Are valley irons inspected, and replacement priced if needed?
- Is a sealer or primer coat included before the membrane?
- How many membrane coats — two or three?
- Is anti-fungal treatment applied after the clean?
- What warranty is offered, and is it in writing?
- Can you provide a current certificate of public liability insurance?
Is roof painting worth the money?
On the right roof, yes — clearly. A restoration on an ageing concrete tile roof costs a fraction of a re-roof, adds a decade or more of service life, and is the single biggest visual improvement available to most homes from the street.
On the wrong roof, no. If tiles are widely cracked, the battens are failing, or there is significant structural sag, a coating is money spent on something that needs replacing. Glazed terracotta should generally not be coated at all.
