Paint, stain, repair first — or replace?

Preparation and coating, by material

New timber can contain tannins and natural oils that affect adhesion and appearance, so preparation follows the manufacturer's system rather than a universal waiting period. Weathered and previously painted fences are cleaned, loose or flaking coatings are removed, surfaces are sanded, and adhesion is checked where the old finish is uncertain — failing material is removed rather than coated over.

Mixed materials are treated separately: galvanised steel posts and fittings need a primer and system suited to the metal, while the timber gets its own preparation and coating.

BlueScope advises that overpainting COLORBOND steel can affect its warranty. Check the current warranty position before selecting a repaint. Where a recoat goes ahead, the fence is washed and prepared per the coating manufacturer's requirements.

Long fence runs and protecting surroundings

Larger Narre Warren North blocks can mean long boundary runs, and the work around the fence matters as much as the fence itself. Older fences: asbestos and lead

Fences on older properties can include asbestos cement sheeting. Asbestos cement must not be high-pressure washed or disturbed, and material in poor condition may need professional assessment — WorkSafe Victoria and a licensed assessor are the place to start where asbestos is suspected. Pre-1970s paint may also contain lead and should not be disturbed until its condition and appropriate handling have been considered.

Front fences and planning

Owners should check their property's controls with the City of Casey before changing externally visible colours or finishes, and before replacing a front fence.

The colour should sit well with the house exterior, roof, gutters, brick, landscaping, driveway, letterbox and neighbouring fences. Charcoal, monument-style greys and neutral tones are common examples, but no colour is objectively best for every property.
