Roof Painting vs Roof Restoration: What's the Difference?

The terms are used loosely — and that costs homeowners money

'Roof painting' and 'roof restoration' get used interchangeably in advertising, which makes comparing quotes almost impossible unless you know what to ask for.

Strictly, roof painting means cleaning the roof and applying a coating system. Roof restoration means repairing the roof first — replacing broken tiles, re-bedding and re-pointing ridge capping, replacing failed valley irons — and then coating it.

That distinction explains most of the gap when you get a $2,800 quote and a $7,500 quote for the same house. Neither is necessarily dishonest. They are quoting different work.

What roof painting includes

A clean-and-coat scope is legitimate on a roof in genuinely good structural condition — typically a tile roof under about 15 years old, or a metal roof with no significant corrosion.

• High-pressure clean to remove moss, lichen and surface build-up
• Anti-fungal treatment to slow regrowth
• Sealer or primer coat to bind the porous tile surface
• Two coats of roof membrane, sprayed
• Gutter clean-out on completion

What roof restoration adds

Restoration includes everything above plus the structural repair work that most older Melbourne tile roofs genuinely need.

• Replacement of cracked, broken and slipped tiles
• Cutting out failed mortar bedding under ridge capping and re-bedding it
• Flexible pointing applied over the new bedding
• Inspection and replacement of rusted valley irons
• Repair or replacement of failed flashings
• Re-securing loose capping and tiles

How to know which one your roof needs

The mortar bedding under your ridge capping is the deciding factor. On most Melbourne tile roofs it starts failing between 15 and 25 years, and once it has gone, coating over it is pointless — the coating cracks along with the mortar within a season or two and water keeps getting in.

Signs you need restoration rather than painting: visible cracking or crumbling in the ridge capping mortar, capping that moves when pushed, broken or slipped tiles, rust visible in the valleys, debris in the gutters that looks like sand or grit (that is your pointing washing away), or damp patches in the ceiling.

If none of those are present and the roof is relatively young, clean and coat is the right, cheaper answer — and we will tell you that rather than upsell you.

When neither is the answer

Sometimes the honest advice is to spend the money elsewhere. Glazed terracotta tiles should generally not be coated at all — the glaze prevents adhesion and the coating will flake. Those roofs want cleaning and repointing instead.

Roofs with widespread tile fracturing, failing battens or visible structural sag are heading for replacement, and a coating on top is money that will be lost. A metal roof with perforating rust is in the same position.

Any roof company that inspects your roof and never once tells you that something does not need doing is worth being cautious about.
